For HOA boards and community managers

Pet waste complaints shouldn't land on your desk.

We keep your common areas and stations clean, show you photos of every visit, and tell you about problems before your residents do.

  • Built for HOAs, apartments, and management companies
  • 100% Dirty Work employees
  • Licensed, insured, and vendor-verified
  • Flat monthly rate for service, bags billed only as used

Dirty Work Commercial

We have an entire commercial division.

Dirty Work isn't just a residential yard service. Our commercial division is staffed by dedicated Commercial Field Technicians: long-term employees we've promoted and trained for commercial and multi-family communities. We serve dozens of communities, and we've been doing this since 1998.

  • Dedicated Commercial Field Technicians, trained for HOAs and multi-family communities
  • A written service protocol, shared with your board before service starts
  • A written proposal with a flat monthly rate for stations and cleanings
  • A customer portal with visit status and photos
  • A direct line to our Director of Operations

How it works

  1. Free site assessment

We walk your property and note station locations, resident traffic, and what needs cleaning.

  2. A prompt written proposal

A flat monthly rate for stations and cleanings, in writing, ready when you need it. Need it fast? Tell us your timeline.

  3. We take it from there

Your dedicated Dirty Work employees service your community on a set schedule, with no long-term contract and no subcontractors.

It's our name on the truck and our people on your property.

Every visit is done by a Dirty Work employee. We don't hire subcontractors, so the company that writes your proposal is the company that shows up. When you call, you reach the people who did the “dirty work.”

No middle man. No "my cousin's friend's crew." Only Dirty Work employees doing the dirty work.

Woman-owned and family-run, with offices in Smyrna, West Atlanta, and Powder Springs. Never a franchise.

Since 1998, we've worked with Boards, Residents, and Management Companies.

We've sat through the board meetings, fielded the resident emails, and worked alongside management companies for more than a quarter century. There's very little about pet waste politics we haven't seen.

For Boards

Clear proposals and a flat monthly rate for stations and cleanings. You only pay for the bags you use.

For Residents

Clean common areas and stocked stations, so complaints stop before they start.

For Managers

One call or text and it's handled. A customer portal with visit status and photos, and a direct line to our Director of Operations.

What we take care of

Scooping and common-area cleanup

We scoop and clean your common areas and grounds on a schedule you choose, so lawns, trails, and green spaces stay clean for everyone who lives there.

Pet waste station maintenance

We keep your stations working: restocking bags, emptying bins, and cleaning up the area around them.

Station sales and installation

Need new stations? We sell and install them. Already have good ones in the wrong spot? We can move them to where residents actually walk, so you don't always have to buy new.

Station repair and service

Broken, worn, or damaged stations? We repair and service them so they keep working.

Common-area trash can service

We can service your common-area trash cans too, so one vendor handles it all.

Pet waste bags

Already have stations and just need bags? We can supply them.

Wysiwash sanitation

Pressure washing and sanitizing for the spots that need more than a scoop.

Every station visit includes

  • Bins emptied
  • We haul the waste away at no additional charge
  • Bags restocked, when we supply them
  • Waste picked up within 6 feet of the station
  • Station checked, with any problems reported to you
  • Visit status and photos in your customer portal

What you can count on

Same-day response

When you reach out, we respond the same day and work out a plan with you.

Missed visits handled

If a visit is missed, we reschedule it and let you know. You also get a direct phone number for our Director of Operations.

See every visit

A customer portal shows visit status and photos, and we can send a text or email after each visit too.

Background-checked employees

Everyone who works on your property is a background-checked Dirty Work employee, never a subcontractor.

Pay only for what you need

Stations and cleanings are one flat monthly rate. You only pay for the replacement bags you actually use, and if your community supplies its own, you pay nothing for ours.

Help placing stations

We recommend how many stations you need and where they go, with a placement map your board can review and approve.

Stations nobody uses

A station only works where residents walk their dogs. If one is barely used, we can move it to a better spot. Moving a station in good condition often fixes the problem without buying a new one.

No long-term contract

Cancel with 60 days' notice.

No pressure, no hard sell

We let our work and results speak for themselves.
